Abstract

Розкрито сутність ринку житла, наведені його характерні ознаки та функції. Розглянуто особливості функціонування ринку і фактори, які стримують його розвиток в сучасних умовах. Визначено місце та значення ринку житла в національній економіці. Наголошено на необхідності розробки та впровадження цілісної концепції відновлення ринку житла, що дозволить вирішити проблему забезпеченості житлом, підвищити рівень зайнятості та трудової мобільності, а також стимулюватиме розвиток економіки країни.Раскрыта сущность рынка жилья, приведены его характерные признаки и функции. Рассмотрены особенности функционирования рынка и факторы, сдерживающие его развитие в современных условиях. Определено место и значение рынка жилья в национальной экономике. Отмечена необходимость разработки и внедрения целостной концепции восстановления рынка жилья, что позволит решить проблему обеспеченности жильем, повысить уровень занятости и трудовой мобильности, а также стимулировать развитие экономики страны.The paper deals with the residential property market essence, marks out it’s signs and functions. Different definitions of "residential property market" made by scientists are presented. Features of market functioning and factors, which restrain development in modern conditions are examined. It is shown the place and importance of the residential property in a national economy. There is revealed an importance of an effective functioning of residential property market as a part of the system of economic relations to provide a coordination of investment, savings, finances, credits and taxation mechanisms. It was proved that the lack of theoretically grounded concept of development the real estate construction in the national economy at the beginning of reform and at present, doesn't contribute not only to stabile functioning of the residential property market, but to effective activity of related industries also. The main attention is accented on the necessity to develop and to implement the integrated concept of residential property market recovering which would help to solve the problem of housing, to increase employment and labor mobility, to stimulate the economy development through production growth in related industries, attracting and investing free savings and more.
